Multi-generation house "Alte Schule" | Halle

As part of the general refurbishment of the "Alte Schule" (old school) in Halle (Saale), the task was to reconcile the requirements of an energy-efficient refurbishment with the special features to be taken into account for listed buildings.

On the outskirts of Halle (Saale), in the middle of the so-called "Gartenvorstadt Gesundbrunnen", stands the former Adolf Reichwein High School, built in 1938/39. The listed building was to be transformed into a modern multi-generational residential complex, including a commercial unit and administration, on behalf of the non-profit housing cooperative "Eigene Scholle eG".

Built in the architectural style typical of the 1930s, the property no longer met the requirements of our time, particularly from an energy perspective. In the course of the renovation, it was therefore necessary to reconcile the requirements of an energy-efficient refurbishment with the special features of listed buildings that had to be taken into account.

First, the existing old plaster was completely removed. This was hollow over a large area, had low strength in the plaster cross-section and was therefore no longer load-bearing. The substrate was cleaned, and dust and foreign matter on the brickwork were removed. To equalize the absorption behavior and improve adhesion, an adhesive filler of maxit eco 70 was applied.

Taking into account the dimensions of the roof overhang, window reveals, etc., the sprayable ecosphere insulation maxit eco 72 was then applied in a thickness of 40 mm. This was covered with a filler of maxit eco 73 including reinforcement fabric. Depending on the construction sequence and weather conditions, two different methods were used to apply the filler: In some cases, the filler was applied after drying, i.e. after the required setting time of maxit eco 72. On other partial areas, the filler was applied "fresh in fresh" - before drying. maxit eco 72 is also left to set in this case, but only after application of the filler. After complete drying of the insulating plaster, the primer maxit prim 1060 can be applied in the next step.

As far as the finishing plaster is concerned, the decision was made, as specified by the planners and the guidelines for the protection of historical monuments, in favor of a mineral, colored plaster with a moving texture: the choice fell on the special product maxit ip klassik Schleppputz, 6 mm, without further color coating.

Designing the existing substance of an old building with new materials in such a way that it meets the requirements for thermal and fire protection as well as those for the protection of historical monuments - this challenge was mastered in the case of the "Alte Schule" in Halle. This is due in no small part to maxit's innovative ecosphere technology, which enables excellent insulation even on difficult substrates, delivering optimum technical parameters while conserving resources!
